properties so you can’t do anything

Instead, a conservation area
would be created in the official
community plan (OCP) that would
tequire or encourage new develop-
ment to be in accordance with cer-
tain guidelines,

“It would allow Lower Caulfeild
to develop so long as it conforms to
the character of today.” said
Williams.

The proposed guidelines include
respect for natural qualities of the
site, preservation of trees, a low
pedestrian orientation (no high
walls or hedges), fess building on
rock outcroppings, less visually
obvious swimming pools, hard sur-

faces, driveways and garages, reten-

tion of natural grade, retention of
existing buildings where appropri-
ate, diversity in siting aiid design,
avoidance of large: flat surfaces,
high grade natural finishes and low
level lighting.

The meeting will take piace at
7:30 p.m., Nov. 2 at St.-Francis-in-
the-Wood church’ hall, 4767
Piccadilly South.

“This is a chance for staff to
explain the plan to’ residents....a
chance for us to hear their con-
cerns...a chance to exchange ideas,”

- Richard said. The ideas that flow

from the meeting, followed possibly
by a new bylaw and changes to the
OCF, will influence “how we guide
change in. Lower Caulfeild over
time,” Richard added.
