prehensive Development 160 Zone, which will have
the effect of restricting the range of permitted com-
mercial uses and reducing the current parking re-
quirements on this site.

The amending by-law will regulate the permitted
uses, size, shape and siting of buildings and struc-
tures, off-street parking, accessory off-street park-
ing and loading requirements, and the location and
screening of refuse containers.

The proposed by-law will permit restaurants, cafes
and coffee houses, provided that the principal use
of such restaurants, cafes and coffee houses is ihe
preparation, sale ara consumption of food and pro-
vided that the combined total grcss floor area of said
uses does not exceed 464.6 sq.m. (5,000 square
feet), and provided that any entertainment presented
therein does not involve more than tvo entertainers,
does not involve dancing by customers and does not
create, directly or indirectly, a level of noise in ex-
cess of 75 decibels when measured thirty feet from
the principal noise source or sources.

Prohibited uses will also include billiard halls,
theatres, fraternal lodges, social clubs, banquet halls,
teen discos, cabarets and neighbourhood public
houses. Parking will be required on the basis of one
space per 69.¢8 square metres (750 square feet) of
gross floor area, except that where a ‘holding area’
is established as a part of a Class ‘B’ licensed din-
ing room, the minimum number of parking spaces
required shall be calculated on the basis of one
space per 11.6 square metres (125 square feet) of
licensed floor area.
