Zoning clampdown for auto repair shops AUTO REPAIR shops are a major problem in some parts of North Vancouver City, a City staff member has said, justifying a zoning change that would disallow such shops in a part of the City. Frank Smith, Deputy Director of Development and Licensing Service, said such shops were considered a problem especially along Fell Avenue south of Marine Drive, and along Esplanade east of Lonsdale. So the City’s technical planning committee decided to remove such shops from a list of allowed usages in the W-1| Waterfront Zone, south of the B.C. Rail right-or-way between MacKay = and Bewicke Avenues, Smith said during a public hearing on the zoning change. “This is preventative medicine,” Smith said, when questioned by aldermen as to why the change was recommended for this area. He said there were few automotive service and repair shops in the zone under question, at present, and this would ensure no others would be allowed. The main purpose of the zoning change, however, is to permit wholesaling, and the processing of fish and aquatic crustaceans (such as crabs) in the zone. The change was requested by North Shore Seafoods Ltd., sae coun qlagses FOR ONL. One owner of an auto repair shop wondered if disallowing such shops would affect his ability to sell his business tn the future. Smith assured him he could still sell the business, but neither he nor any suc- cessor could make substantial changes to the building, and the business could not go unoccupied for more than 30 days without losing the mght to operate the business.
