Nov. 12 public hearing and adopted by council Nov. 18 will revise front- and rear-yard set- backs, fine-tune the definition of lot width. and apply a maximum eave height to flzt roof dwellings. © Front- and Rear-Yard Setbacks Adopted in February 1990, bylaw 6192 revised the minimum combined front- plus rear-yard setbacks to 60% of the lot depth with a minimum of 25 feet for ei- ther setback and a minimum total of 60 feet. Since then a large proportion of appeals heard by the Board of Variance has had to deal with this issue, as non-conforming older houses are renovated. Planning staff recommended that the minimum front aad rear ‘ setback of 25 feet with a 60-fcot tota! be maintained while deleting the 60% of lot depth requirement and = substituting a maximum building length of 65 feet. The building depth will be measured along the depth of the building parallel to the centre lot line, but will not include an at- tached garage or carport which could add up to 20 feet to build- ing length. - The following table outlines the impact of the changes: SHE UP TO 00 OFF MCST BARBECUES. 11 MODELS TO CHOOSE FROM FEATURES: » §0,000 BrUs ® 565 sq.in. cooking area © Porcelain & stee! cooking surface * Ceramic briquettes . © Dual position cooking surface © Side & bottom wood shelves NORTH VANCOUVER DISTRICT COUNCIL @ Lot Width Under the old bylaw, lot width was measured parallel to the front lot line. This resulted in lots that had a skewed front lot line and parallel! side lot lines receiving a greater lot 65° 65° 65” 65” width than a comparable rectan- gular lot. The new bylaw will measure lot width perpendicular to the centre fot line. : @ Eave Height A wording change will regulate the height of parapet walls and apply to flat and sloped roof houses equivalently. Only Ald. Ernie Crist voted against the new amendments. Crist said at the public hearing that he was opposed to what the bylaw amendments Ieft out and for that reason would not vote in favor of them. *“We were promised by staff at the beginning of the year that we would come to grips once and for all with height. This has not ma- terialized,’’ said Crist. But Ald. Rick Buchols argued that while there was merit in some of Crist’s concerns about height, density and siting, there was no reason to hold up the current amendments that also had merit. couver, was fined $300 after he pleaded guilty to failing to remain at the scene of a Sept. | accident on Chesterfield Avenue. eee Clyde Wayne Cole, 38, of North Vancouver, received a suspended sentence and was plac- ed on probation for six months after he was found guilty of assaulting a woman on March 28.
