When a property is strata titled
it means that purchasers own their
particular portion by strata title
and also own a share in the com-
mon areas of the development such
as driveways and gardens. The
strata title unit can be bought and
sold at any time in the same way as

a house.

The Condominium Act lays
down very specific rules for the
way in which a condominium
complex can be run. The strata
council, which is elected from
condominium owners, governs
each complex and develops bylaws
that are registered at the land titles
office.

A co- “Operative differs from a
condominium in thar the property
is not sirata titled. Instead, each
owner in a co-op owns shares in a
company which owns and operates
the building or development. The
shares outline the right of the
owner to occupy a certain unit.

A co-operative council is elected
to run the co-op’s affairs and it is

quite likely that they will retain the
right to approve potential pur-
chasers of your co-op shures if you
should wish to sell.

In a co-op, if one of their
members defaults on their pay-
ments, the other owners must in-
crease their own payments (o make
up the shortfall.
