Study calls for better drying wail material A building Envelope Research Consortium made up of the major participants in the multi-unit wood frame housing indus- try together with reg- ulatory agencies and the CMHC have released the results of six month field survey of water ingress and deterioration of vood frame apartment buildings today. Seventeen areas were identified as problem build- ing clements during the field survey, which looked at 37 problem buildings and 9 control buildings in the Lower Mainland. The study's authors rec- ommended that the design of walls in the coastal climate areas in B.C needs to accom- modate better drying mech- anisms within the walls. This, and problems in assembly, quality and details will require a change in industry design approaches and quality. management techniques. The goal of the consortium is to see these knowledge tools put into practice in 19977, Performance problems were pomarily atmbuted to exterior water ingress, with improper construction prac- tices, lack of design and incorrect design cited as the mechanisms leading to the failures. The srudy iooked at several material types to determine if they played a part in the failure. Differences of materials were considered to have an inconsequential role relative to the general problem of moisture penetration. Leakage around the win- dow openings was found to be the highest problem inci- dence area. A number of fac- tors were cited here includ- ing the poor performance of the window units at keeping water out. A major recom- mendation coming out. of: this is that the standard for - window tests be reviewed for improvenients.
