OWNERS of small lots in North Vancouver District won't be able to build large houses if bulk and héight restrictions introduced last week are passed by council. The restrictions; which were defeated at an carlier council meeting, would have a great effect on people who want to split their 66 foot lots into two 33 foot lots. But the restrictions may. still run into heavy op- position before council is finished, as three aldermen, Jim Ball, John Lakes and Peter Powell, are strongly to the bulk and height restrictions. Single family homes study gets revived The District shouldn't discourage large houses on small lots with housing as scarce as it is, Powell maintained. Lakes said the restrictions weren't fair to the owners of small lots. Also suffering, he said, are the owners of bigger lots who want to subdivide, but are forced to wait while the District considers adopting a sub- division policy. The bulk and height restrictions would Plan gets a review A REVIEW of North Vancouver City’s com- munity plan has been set for March 24. The plan has come under fire by some aldermen in recent months for allowing too much density in the City. That worry is frequently aired when proposals come before aldermen to allow zoning changes for new two, three and _ four-unit developments. Council will meet with staff to discuss the plan, but staff may have some things to tell council, as well. Certain staff members have been attending seminars and studying the new Land Use Act, which is expected to “have con- siderable impact on the City’s Community Plan”, according to Frank Morris, director of development and licencing services. He did not specify what these changes might be when aldermen Monday night set the date of the review.
