VAN Residents hit small lot plans AN APPLICATION to create a new zone and rezone the south side of the 1100 and 1200 blocks of Esquimalt Avenue met with opposition at a public hearing at West Vancouver Municipal! Hall Monday. Applicant Anne Bray, 1216 Esquimalt, has applied to subdivide a 66 foot lot into two 33 foot lots for the pur- pose of constructing two three-storey single family dwellings. The current zoning of R.S. S(Single Family Dwelling Zone $), requires a minimum lot width for a single family dwelling of 50 feet. Under the proposed R.S.9, a width of 33 feet is required and a minimum site area of 4,000 square feet. Twenty of the existing 29 lots in the designated area are already 33 foot lots. Under the current zoning says Direc- tor of Planning and Develop- ment, Steve Nicholls, there is a clause which allows for them. Under the same zon- ing, however, one cannot create a new 33 foot lot. A survey of area residents conducted by Ambleside and Dundarave Ratepayers’ Association president, E. H. McKay, determined that oc- cupants of about 90 per cent of the 43 homes polled did not oppose the new zoning.
