EAR YE HEAR YE}> D> orriciat COMMUNITY PLAN AMENDMENT BYLAW NO. 6964 NOTICE is hereby given by the City of North Vancouver, pursuant to Section 890 of the Municipal Act of British Columbia, that a Public Hearing will be held on MONDAY, FEBRUARY 16, 1998 AT 6:00 P.M. in the Council Chamber, City +) i ¢¢Hall,.141 West 14th Street, North Vancouver, B.C., to receive representations in connection with the following proposed amendment to the “City of North Vancouver Official Community Plan Bylaw, 1992, No. 6288”. To amend the text of the Official Community Plan, known as the “City of North Vancouver Official Community Plan Bylaw, 1992, No. 6288”, by deleting the exist- ing Section C (1)(a), subsection entitled “Level Seven: High Density - Mixed Use”, and replacing this section as follows: e Up to 2.6 times the lot area. © In the Lower and Central Lonsdale areas, the City encourages high density mixed use development which is typically a mix of retail and office space on the lower floors and residential apartments on the upper floors. In certain areas the City may encourage purely resi- dential projects in the mixed use areas. * In Lower Lonsdale, the City has decided to encourage a variety of building heights and forms in this area. Existing !-uildings range in height from one storey to almost 90 metres (290 feet). Six existing high-rise buildings are designated as 46 metres (150 feet). For the . redevelopment areas, the City will encourage the one site to develop to a maximum of 55 metres (180 feet) in height on the south side of West Second Street. ® Five additional buildings may be as high as 36. metres (120 feet), four of which may be located west of Lonsdale Avenue and one which may be located east of Lonsdale Avenue on the north side of East First - Street. © Other buildings in the Lower Lonsdale may be as high as 23 metres (75 feet), or as high as 16 metres (52 feet). Properties fronting on to Esplanade between Lonsdale Avenue and St. George’s Avenue are currently under review and may be subject to future amendments to the Official Community Plan with respect to maximum heights, as well as land use. ¢ In Upper Lonsdale, taller buildings are encouraged up to 55 metres (180 feet). This area is south of 17th Street, north of Keith Road, west of St. Georges Avenue and east of Chesterfield Avenue.
