Attics and roofs should be checked in the spring or summer for problems that may _ have developed over the winter. Fast at- tention to leak, ventilation and corrosion problems will add years of life to your home's insulation, and lower the chance of damage to ceilings below. Two publications developed by Canada Mortgage and Housing Corporation for homeowners and buyers will help you identify and fix problems on the roof and in the attic. Inspection Checklist for Maintenance and Repair tells you what to look for when examining a home. It also lists probable causes and possible solutions to common problems — like leaky roofs. HomeCare is CMHC'’s guide for the do-it-yourselfer. The illustrated booklet describes, in detail, how to fix minor maladies that crop up in every house from time to time. The condition of the attic often indicates the state of the roof. Water stains on the ceiling or water in light fixtures after a rain- fall indicate leakage. Check for holes. If they are small, leaks may not stain the ceil- ings below because moisture is ab- sorbed by insulation in the attic. Hf the insulation gets wet it will lose its thermal resistance proper- ties and have to be replaced.
