This week we are going to look at submarkets based on North Shore neighbourhoods. For this study, cach of West Van and North Van have been divided intro seven areas. Again, demand will be measured by the average number of honres sold each month this year and supply by the number of active listings, as of the 27th af July. ‘The accompanying table shows the results of our research for West Vaacouver, For Fagle Harbour and points wesr, the table shows that there were 83 active list- ings of detached homes and that an average of 9.7 homes sell per month in this area. By dividing the active lisdngs by the average monthly sales we get a figure of 8.5 which repre- sents the number of months supply on the market. Looking down the figures we can see that the area from Chelsea Park to Charowell (which also includes Panorama Village, Westhill and Canterbury) has by far the softest market with over 21 months supply of homes on the market. So if you are sell- ing in th rket you have a fot of competition and you will probably have to be pretty flexible with your price. The market in British Properties and Glenmare is also soft with almost 13 months supply of active listings. The best market for sellers is Ambleside where there is only five months sup- ply of homs.
