Neighbors fighting WV LONGTIME West Van- couver resident Fred McInnis cherished a simple dream for his retirement — an easy-to-care-for duplex home close to the Ambleside area which he loves. But his simple dream crashed into a storm of protest at a public hearing recently when dozens of residents turned out to oppose his application to rezone 1100 block Keith Road for duplex develop- ment. Speaking oul against the application, nearby residents feared that the application would open the door to developers who could move in and turn the atea into a series of duplex buildings. They also cited concerns about the danger to children caused by the extra traffic in the area, the destruction of views and parking problems. Several of the 13 letters opposing the plan were from people who had originally supported the application and then changed their minds. “IT am_ against spot zoning,” said Glen Hynd- man, one of the residents. “Developers could move in and take this area apart.” President of Ambleside Ratepayers Association Edward McKay was monitoring the meeting because he is concerned that approving this © application could give council a precedent for changing the zoning elsewhere. “We are worried about more apartment blocks springing up,” he said. But in spite of what people seemed to think, Mclnnis said that he was not “the front man for a group of developers.” “Tam involved in this because I want to have a retirement place to live for myself,” he said. He had bought two lots on Keith Road hoping to build two duplexes so that he could live in part of one of them. “Then I would be near the Ambleside area, the shops and the park and we would be able to walk to Park Royal,” he said. “And if we wanted to travel, we could go away knowing that a neighbour was keeping an eye on my 1 *Ready to Wear *Sportswear *Children’s Wear * All accessories house,” he added. “T have been a resident for 30 years. I know the character of West Van- couver and I _ want to maintain it anything I build would be quite in keeping,” said McInnis. “and as retired people, we would not be jumping around causing a_ traffic problem.” McInnis was caught out because, when he bought the property it was already zoned duplex and he thought he could go straight ahead. However most of the lots on Keith Road have a narrow frontage which means they are not per- mitted to have duplex development. They're using it to heat the cold water for their washers. The hospital Has installed a Ludell Heat Recovery System to make use of the 75,000 gallons of hot water drained off the laundry washers each day. Instead of immediately being dumped, the waste water is now Channeled into a tank from where it is pumped up and through a raft of tubes known as a heat exchanger. The heat exchanger is located inside pipe con- taining cold water on its way to the laundry’s hot water supply tanks. As the cold clean water passes over the tubes of used hot water, the temperature of the cold water is raised from 50° F to 115° F. Once in the hot water tanks, the temperature is boosted with steam to the 170° required by the laundry. The result is a saving of about 36 million BTUs (British Thermal Units) a day, which in cash terms translates to about $80,000 in energy costs a year. Cost of the equipment and installation was $62,000 so it is expected that the heat recovery system will pay for itself within the first year of operation. v - NOT TO BE MISSED!
