Add to that a West Van policy to phase out existing cabins on municipally leased lands by not renewing leases, a community plan stipulating that Hollyburn Mountain be maintained as a recreational retreat and it seems council is adamant that no major development will be built on the ridge.. Rodgers defends providing the GVRD with the proposal first “because the District of West Van- couver is refusing to bear its share of the growth of the community.” This is “notoriously well known,” said Rodgers, adding: “I don’t need to , discover whether the grass is green before I decide to cut it.” West Van Senior Plaaner Stephen Nicholls disagrees strongly with Rodgers’ assessment of the | > RAYMOND ROGERS | municipalities development plans, citing the recent residential rezoning of more than 2,000 acres of un- developed land above the Upper Levels highway. Nicholls said the land should provide housing for at least 40 years. (Initial 20 year projections are that 1,755 units will be built, with acreage remaining. “West Vancouver is not considering (building) above the 1,200 foot-level,” he said. More than 300,000 people ‘can still be accommodated on easily serviceable and accessible Lower Mainland property that is not designated agricultural but is still below the 1,200 foot CONGRATULATIONS TO EDGEMONT VILLAGE In Capilano Highlands ' “A Friendly Place to Shop” = ee / Sue Turner ... West Van is. currently trying to reopen negotiations with the provincial govern- ment to turn the land above 1,200 feet on Hollyburn Mountain into a provincial park. But first, either the municipality or the government would have to buy the remaining 250 acres or so of private land. Rodgers is critical of West Van’s treatment of the private property owners on Hollyburn. In his letter to the GVRD, he referred to them as “the mast abused property owners in Canada.” . They are offered “pen- . nies” for their properties, which ‘Rodgers calculates are worth about $70,000 an: acre with the current zoning . of Community Use ! and $1 million if residentially zoned, They are prohibited from fencing the property or doing any improvements to the land or building, the letter contines. . ; “For all the use they can make df their property, they might as well be living in Mongolia.” Hollyburn property owner.
