QUALIFYING THE PROSPECT

in the Los Angeles area, the late Conrad Hilton's home was on the market for $16.5
million. it could be a tourist attraction for sure, but real estate agents aren't show-
ing it to just anybody. The attorney for the estate insisted that each prospect
demonstrate sufficient financial capacity to pay the purchase price (and the half-
million a year maintenance) before even a preliminary viewing is permitted. Most
brought in bank references, though this is waived for those_on FORTUNE Magazine's
list of individuals with a net worth of $50 million or more. ~

Selling a property is pretty much the same at every level. Just as a prospect must be
qualified to purchase a multi-million dollar estate, those who view your home should

be financially able to buy it and keep it up. If you show to people who cant afford it,
you're wasting your time.
