Office market maturing

DURING THE first half of
1988, the North Shore
witnessed the completion of
two additional office
buildings totalling 45,000
square feet,

This brings the total supp-
ly of survey buildings to
875,000 square feet, accor-
ding to Royal LePage in its
latest semi-annual office
space review.

Two of the buildings built
within the last 18 months,

Lynn Valley Professional
Centre and Westview Pro-
fessional Centre have been
developed to service the local
neighborhoods in which they
are situated. This continucs
the trend of the North Shore
business district leaving the
traditional central Lonsdale
area.

The major focus of activi-
ty for the North Shore office
market continues to be the
Lonsdale Quay. This area
has shown a continued drop
in vacancy levels with three

buildings in the area repor-
ting less than S per cent
vacancy.

The Lonsdale Quay has
seen approximately 30,000
square feet absorbed so far
this year. Net rental rates
have been in the $14 to $16
range in the new buildings.

In summary, the North
Shore has matured as an of-
fice market. Demand for
quality space will continue to
be strong as tenants look to
the North Shore as an alter-
native to downtown,
