BUSINESS PARK PACIFIC TRUCK and Trailer, a division of the Inchcape Group of Companies of Singapore, has sold its former truck manufacturing facility behind the Capilano Mall in North Vancouver to the devel- opers of the neighboring Capilano _ Business Park. BUSINESS BRIEFS The 180,500-square-foot prop- erty is the largest commercial land. sale on the North Shore since 1987 when the same developers pur- chased the land for the existing Capilano Business Park from the City of North Vancouver. ““We believe North Vancouver is becoming a centre for high-tech companies because the North Shore, offers a lifestyle that at- tracts qualified people who are in demand in these industries,”’ said 4 Hank Jasper of Urban Concepts, the developers of the Capilano Business Park. David Thomas, along with David Canning of the commercial division of Royal LePage, which handled the sale, said there is a growing trend for companies to locate closer to where their employees live. That, said Thomas, is having a devastating effect on the downtown office leasing market and is helping suburban areas fike North Van- couver. “Business parks have become more appealing to tenants than traditional downtown office towers because they are more cost-effective to operate, provide greater flexibility for design and offer ample free parking for employees,’’ said Thomas. Canning said . manufacturing and traditional warehouse facili- ties are becoming less viable in the area south of Marine Drive and that North Vancouver is experien- cing a change in the use of indus- trial land, “Traffic congestion and the distance to major arterial routes have forced heavy industrial firms out of the North Shore. These firms are being replaced by high- tech companies such as Ballard Power Systems and engineering firms such as Keen Engineering," said Canning. Construction of the third phase of the Capilano Business Park on the former Pacific Truck and Trailer site will begin in the spring with anticipated occupancy in the late fall. The building will be approxi- mately 120,000 square feet in area, bringing the entire complex up to 300,000 square feet. It will be the largest industri- al/commercial centre on the North Shore.
