An analysis of data from the 1981 census, StatsCan and the Canadian Real Estate Association indicates that up to 100,000 renters in B.C. under the age of 55 are financially capable of buying a home at current prices. That’s 10% of all the householders in B.C. continuing to rent from choice rather than from uecessity. It’s undoubtedly one of the major factors in the still sluggish homeowner real estate market and the explanation is not far to seek. Uncertainty about the future of interest and mortgage rates, sparked by the recent nosedive in the value of the Canadian dollar, is understandably causing many of those 100,000 potential homebuyers, with a 25% down payment available, to hang back until the long term picture becomes clearer. Unfortunately, it’s not only the real estate industry that is suffering. Growth in home ownership is a bellwether of the whole economy, with a powerful ripple effect on the prosperity of many other industries and businesses -- construction, finance, furniture, appliances, household goods. landscaping and garden supplies, repair and maintenance services, to mention but a few. This pent-up homebuyer potential could inject over $2 billion in individual cash savings into the B.C. economy, creating thousands of jobs.
