Resale market to improve gradually

THE VANCOUVER real
estate forecast, released to-
day by Canada Mortgage
and Housing Corporation
projects Lower Mainland
housing sales to rise 12 per
cent in 1991 to 32,200 units
from 28,766 sales in 1990.
Market recovery will be
greater in the second half of
the year as lower mortgage
interest rates, lower prices,
and inercasing consumer
confidence stimulate sales
activity.

Single-detached MLS sales
are forecast to rise I! per

cent to 23,160 in 1991 from
20,836 in 1990. There will
be a higher demand for
starter homes in 1991 as
lower interest rates provide
the incentive for first time
buyers to enter the market.
Condominium sates are
forecast to increase 14 per
cent to 9,040 in 1991 from
7,930 in 1990. Their lower
price and large supply will
make them more attractive
for first-time buyers.

House prices are expected
to decline moderately over
the short term before recov-

ering later in 1991 in
response to stronger market
conditions. Average singlc-
detached prices are forecast
to decline to $242,000 in the
first half of the year in
Greater Vancouver, and
then increase in the second
half to $254,000. in Fraser
Valley, an average house
price of $152,000 in the first
half oy the year is forecast
to rise to $158,000 in the
second half. Average MLS
condominium prices are
forecast to decline by 3 to 4
per cent in 1991.
