RABBIT LANE SUBDIVISION Engineer turns tables on mudslide tactics The neighbors say there is a strong possibility a proposed subdivision in the British Properties could end up in the Capilano River because of unstable land conditions in the area. But according to Richard Butler, a consulting geo- technical engineer for the developers, Bosa Brothers, a replay of last year’s slide disaster in North Van- couver's Berkley subdivision is more likely to happen to those same neighbors who are complaining. Butler told The News, fol- lowing a West Van council meeting Monday night, that some of the property in the Rabbit Lane area was not being properly maintained and could cause slides “A prime example of what can happen is the Berkley subdivision,” he said. Butler is a consultant for Golder Associates, the firm that investigated the slide in the Berkley subdivision and the Coquitlam slide = which destroyed several homes last year. He told council if the proper work was done on the proposed housing site, the land would be stable enough to build houses on. “Once that is complete, it would be more stable than the other houses in the area,” he said. However, when it was pointed out that comparing the stability of the soil to other homes in the area did not seem like much in- surance, Butler said, “that’s true, those residents have not property maintained their property.” Bosa wants a development permit to subdivide the Rabbit Lane site into 15 lots. One Rabbit Lane resident, John Sherman, told council he welcomed the possibility of a suitable development being built on the site, but expressed concern over the effect of heavy construction traffic on Rabbit Lane. He also said the area had a history of unstable soil conditions and added that 100 loads of fill he put in his front yard had disappeared. Other residents, like Howard Sanderson feared for the loss of their “peace and quiet.” Council put off making any decision on the permit until staff can report back.
