30 — Sunday, May 26, 1991 -~ North Shore News BUSINESS BRIEFS SMALL SPACE WANTED DEMAND FOR industrial space less than 2,000 square feet con- tinues to be strong in North Van- couver, despite an overall decrease in the demand for industrial space, according to information supplied by Coldwell Banker Commercial Real Estate Services. The vacancy rate has risen from 1.7% to 2% in the last six months, keeping lease rates stable. But in order to lure larger tenants, landiords may have to offer more incentives for leasing. According to the Coldweli report, opportunities for new de- velopments are scarce because land is at a premium. But high demand for smaller units presents an opportunity for strata warehouse development. Coldwell also reports that phase one of the Capitano Business Park is pretty well leased and that plans for phase two are now under way, which is expected to be 85,000 square feet. In other news, Coldwell reports that retail vacancy has continued to drop in North and West Van- couver since the fall of 1990 due to sustained lower lease rates and strong leasing activity. Rates have remained in the mid to high teens for most areas with prime space renting for $20-$24 per square foot along the Marine Drive area. There is also a lack of retail space in the areas of Marine Drive, Park and Tilford and Lower Lonsdale while Upper Lonsdale, Edgemont Village and Lynn Valley have remained cons- tant. NEW OUTLET A NEW retail men’s and ladies clothing store recently opened its doors in the Park Royal North shopping centre, Geoffrey Kent, which also has a location at the City Square shopp- ing complex in Vancouver, specializes in Poto Ralph Lauren garmets. Company president Jerry Flet- cher, who atong with his partner and store manager are North Shore residents, said he had been thinking about moving to the North Shore for about one year because a number of the store’s customers at City Square are from the North Shore. “The new store is doing quite well,’” said Fletcher. BRIDGE HONORED THE CAPILANO SUSPENSION Bridge, the B.C. Tel Group and the Royal Columbian Hospital were recently honored at the Van- couver Board of Trade’s fifth an- nual Governor’s Banquet when they were inducted into the the board’s Business Hall of Fame.
