News District receives report on single-family house design THE DESIGN of single-family housing in the District of North Vancouver is likely to be more carefully controlled in the future now that consultant recommendations have been received by council. A task force on Single Family _ Design Issues was established in June 1987 by council to review issues related to the construction and design of new single-family houses in the district.. - -. . The Task Force. was struck in response to complaints and con- cerns expressed to staff and coun- cil about new houses being built that were bulky, appeared oversiz- ed on the lot, were too close to the lot line, blocked views and sunlight and did not conform to neighborhoed character. By the fall of ’87 the Task Force had recommended bylaw amend- ments, which were subsequently adopted, that dealt with defining grade, sideyards and retaining in addition the Task Force asked that consultants be retained to ex-. amine and recommend solutions for the issues it had identified. - The. Hulbert Group of West Vancouver was chosen; and in a detailed. and. technical pres- entation, it walked council through recommendations. that would, ac- cording to the. report’s conclusion, “result in zoning more truly reflec- tive of the district’s sloping char- acter;. fait guidelines under- standable to new home owrers, builders and existing residents; and a” general improvement in the district’s jpew. and ‘infilled streetscapes.” ; The recommendations include: .*Redefining the bulk of houses . using revised front, rear and side yard-setback lines, increasing most required setbacks, This proposal would permit. averaging for genu- ine infill situations. ° ‘*Removing the upper limit on the size of required sideyards, resulting in increased total sideyards for larger lots, but per- mitting. more siting flexibility by setting a minimum setback which is generally ‘less than twice the re- quirement for total sideyards. *Increasing the required setbacks for accessory buildings at the front Hearing Tests Set For Senior. They will continue to deliberate these areas and report back to council by July while staf? reports on the advantages, disad- vantages, and suggested implemen- tation strategy for imposing the ” new regulations. Mayor Marilyn Baker thanked the members of the Task Force for “all those 7 a.m. breakfast meetings” and their hard work over the last 1% years.
