As president of the Lonsdale By
The Quay Merchants Association
Tepresenting aver 100 merchants, |
would like on behalf! of our
association to express our concern
about the commercial development
of the Park & Tilford Gardens,

We are very strongly apposed to
the rezoning and development of
another shopping centre. The
Marine Drive and Lonsdale com-
mercial strips are already
overloaded with retailers com-
peting for dollars in our cammuni-
ty.

Another shopping centre at Park
& Tilford Gardens would only in-
crease this fierce competition forc-
ing more of us to close our doors.

This premature development
would nat only add to our own
hardships as small independents
but would hamper the further
redevelopment of commercial
space that is in a serious state of
decay (eg. Lonsdale & Esplanade
and 142] - 1439 Lonsdale Avenue).

Old buildings like these are an
eyesore to our city. The sooner
they are replaced the better our ci-
ty will look and the more taxes
they will generate, not to mention
the jobs created in construction,
new store openings, etc.

We are experiencing an increase
in business thanks to the
redevelopment of Lower Lonsdale
with city and provincial money. It
would be a shame to lose this
momentum with the development
of Park & Tilford.

It is important that the City of
North Vancouver develops and
redevelops from its centre. This
will ensure an attractive and prof-
itable environment for us all to
grow.

The development of Park &
Tilford at this time would only
hasten the urban decay of Lons-
dale Avenue and the very centre of
our beautiful city.

Dear Editor:

For the fifth morning in a row,
I, and a few thousand others, have
sat in the morning traffic jam
backed up to Lonsdale Ave. What
a waste of time and resources.

I suspect that the reason the
problem grows steadily worse year
by year, is the greed of developers
and the North Shore
municipalities, promoting unplan-
ned development without any con-
sideration of the difficulty of resi-
dents getting off the North Shore.

This is a beautiful area, but my
votes in the future will go to the
politicians — municipal, provincial
and federal -~ who:

(a) see that this link between the
Upper Levels and the freeway is
completed, and

(b)make no further concessions
to developers until an adequate
road system is in place.

Anything less is attack upon the
quality of life for N.S. residents.
