‘The market PRICE SURVEY Reasonable THE MOST recent A.E. LePage survey of median selling prices shows that 50% of all homes sold in Van- couver cost $110,000 or less. ‘*This means that half the homes in Vancouver can be attorded by a tamily with an income of less than $40,500 per year," says Ozzie Jurock, Vice President and General Manager for A.E. LePage in Vancouver. ‘‘Based on cur- rent interest rates, the mor- tgage and tax payments (PIT) of such homes are under $1,050 per month.”’ The LePage study, based on selling price statistics for nine Canadian cities during Jume, 1984, indicates the overall median price for those cities is over $11,000 below the average selling price. Each city was broken down into several areas and in 69 of t he 8 3 neighbourhoods surveyed the median price was lower than the average price The largest spread between the two selling prices occurs in Toronto and Vancouver, where the median price ts over $17,000 lower, while the ee a ras eos smallest difference is in Ed- monton and Regina, where the median is under $1,000 less than the average price. ‘*The primary reason A.E. LePage ts undertaking me- dian price surveys,’’ says Jurock, ‘‘1s to show Cana- dians, especially first-time buyers, that owning a home is not as expensive as they've been led to belfeve by averape price statistics.” There are neighborhoods where the median price is less than $100,000 RS In Vancouver, ple, there neighbourhoods, like New Westminster, Wancouver East, and Burnaby, where the median price is less than $100,000. A tamily income of well under $37,000 wall carry for exam- are entire prices: survey the monthly principal, in- terest and tax payments for such homes. These carrying costs are based on a 13 per cent mortgage rate amortized over 25 years with a 25 per cent down payment. *'The point we are trying to make is that potential home buyers should realize that homes are still affordable. In some cases, a first-time buyer should be considering a starter home like a bungalow, a semi-detached unit or a condominium. Such proper- ties are much better than ren- {ing an apartment, especially if you consider factors lke privacy, long-term) security and investment value,”’ savs Jurock. The median price ts con- sidered a more accurate in- dicanon of housing values because if represents the mid- point of all selling prices dur- ing a given period. Fifty per cent of homes sell for more than the median and fifty per cent sell for less. The average price, on the other hand, is determined by dividing the total value of all homes during a given penod by the number of homes sold. Relatively few, very expen sive homes distort the average price higher B15 - Friday, November 30, 1984 - North Shore News WHIPS Bt 8 UPPER LONSDALE Charming 4 bdrm pan abode oN Iwo legal 4? jots Beautiful treed setting with some wiew < downtown Priced to sell for land vdlue $139,900 Let s make a deal ED RASMUSSEN 987-3311 PEMBERTON HEIGHTS Exceptional home exceptional!
