That meant buyers could identify ail the properties for sale -widiin their price range which met their neighborhood and size re- quirements. For sellers, it was easier to set a list price to generate in- terest. The list price was based .on recent sales, cur- -rent listings and expired listings — all pulled from the board computer. Now the more progressive real estate companies are taking the next step. They are computerizing their in- ternal operations. Besides accounting and property management, sales can be - tracked from start to finish. For the public, that means better service. Computers allow for more timely cor- respondence to customers to ensure that a transaction is completed on time without surprises. Most offices are purchas- ing personal or mini com- puters and with a modem can communicate with other offices to send referrals. Another feature is that some computers can add a *‘fax’’ or facsimile capability. A fax machine is simply a copter hooked up to a phone line. You feed the original in at one location and the copy comes oui at the other — us- ing phone lines to transmit. This is important for real estate because verbal con- tracts are not acceptable — all contracts must be written and signed. Already people are sending signed coffers back and forth with fax. This saves time and allows people to conclude deals, even when they are thou- sands of miles apart. But even these changes will seem modest as _ real estate people find more ways to utilize the new techno- logy.
