AH one had to do was walk in and look
at how the future of that area was going to
change.

What was marshland was clearly labeled
to become shopping centres, parks, schools
and a vast assortment of new townhomes,
apartments and single family homes.

For those investors
who took the time to
look and then invest in
the surrounding area, for-
tune smiled brightly.

Luck had nothing to
do with it. It was all
about taking the time to
look at the registered
community plans, avail-
able to all, then acting on
what they saw.

A final example was
the building of the
Coquihalla highway. In
the 1979s, when the building of that high-
way was announced, the route the highway
would rake and the impact it would have in
cuiting an cight hour journcy to the
Okanagan in half could be scen by all who
seriously looked.

Those who looked and acted bought
prime Kelowna property at what now is
regarded as bargain basement prices.

Timing has little to do with luck.

Timing is about being observant, secing
events or changes that are announced to be
taking place in the future then acting upon
that information before the event actually
impacts the area.

In 1992 the group I was working with
+ targeted Calgary, Alberta as the right place
to acquire investment property.

populace simply could not see the trees for
the forest.

When we amiounced our first project in
Calgary, local experts thought we were
crazy. As it has turned out, maybe we and
others like us were no so crazy after all.

As the Lower Mainiand’s population con
tinues to grow, as municipal councils create
new five-year develop-
ment plans, as infill
growth sets the stage for
changes in existing zon-
ing, luvestment opportu-
nity can and will certainly
be found.

The savvy investor will
note these changes and
take steps to harvest the
rich reward that “timing”
can play.

So the next time vou read
about such items as: a fur-
ther expansion to the
Abbotsford airport, a new regional shopping
mali planned for the future, a new skytrain
route, a bridge closure that will cause hor-
rendous long term traffic problems think
about the long term affect.

Better yet, visit the City Hail of an arca
you believe will undergo future rapid
growth. Check the five and 10 year commu-
nity plan for that area and envision the
future.

Any such plans that when completed will
affect the pattern of people’s needs and
wants, breeds opportunity. Act upon that
opportunity and turn luck into forrunc.
