De “BYLAW 6505 "Rezoning Bylaw 954" ‘Applicant: ‘The Corporation of the District of Nosth Vancouver Purpose of : ‘ : ‘ Proposed Text Amendments: The Bylaw amends the Districe of North Vancouver Zoning Bylaw's Single- , Family Residential Regulations. In general terms the purpose of the Bylaw is:! (a) to retain the existing regulations for. the four single-family residential neighbourhoods identified on the maps below. This will require these‘dreas to be redesignated as follows: from RS2 to RS2A, from RS3 to RS3A, from ’ RS4 to RS4A and from RS5 to RSSA as indicated. The redesignated zones retain all the existing regulations for these neighbourhoods. : cra 7 (b) to create new regulations to further restrict the size and height of single- family residential buildings in all other established single-family zoned areas, which will retain their current zoning designation RS2, RS3, RS4 and - * RSS. These new regulations will -- ~ ceduce the allowable building site coverage from 40% to 35% ~ reduce the allowable floor space ratio for lots less than 5,000sq.ft. in size from the lesser of 0.55 times lot area to the lesser of 0.35 times lot area + 400 sq.ft. for parking structures or 1,750 sah + +400 sq.ft. for parking structures reduce the allowable floor space ratio for lots greater than 5,000 sq. fin ' size from 0.35 times lor area’ + 1,000 sq.ft. to 0.35 times lot area + 400 sq.ft, for packing steuctures, whether atcached or detached amend the definition of floor space ratio to create a new definition of “building and structural acca” ~ reduce the allowable maximum height by four feet (c) in the McCartney Woods neighbourhood, to, rezone the proposed park areas from RS3 to PRO Aki is generally the purpose of the bylaw to reflect Council's intention to reduce the allowable “ size of houses in established neighbourhoods and to establish the zoning for park areas in the McCartney Woods Neighbourhood.
