Think ahead when
buying new home

ALMOST ONE-THIRD of the na-
tion’s home buyers purchase new
homes.

The advantages of doing so are
numerous: new homes are modern,
and will need few, if any, repairs
in the near future.

And new construction allows
home buyers to pick colors, cabi-
net styles, carpets and other
finishing touches, and make
changes that will enhance their en-
joyment of the home once it is
completed.

If you’ve decided on having a
home built for you, the key to
smooth construction is proper
planning. Keep in mind these tips:

® Pick colors, . carpeting and
cabinets right away. They take six
to 10 weeks to order.

© Consider an intercom or the
wiring for it. It allows you to listen
in on children’s bedrooms.

© Discuss hooking up different
smoke detectors together so that, if
one goes off in the basement, the
one near the bedroom will 2!so go
off. Think about tying these in
with a security system.

© Carefully consider wiring. The
appropriate decisions will enable
you to hook up stereo speakers or
cable television, outside, in a den
or basement.

® Think about lighting. Having
electrical wiring in ceilings and
walls, where you want it before
you move in, is not only more
convenient, but more economical.

Make sure your attic is being
properly insulated to at least an
R-38. R-value is the measure of an
insulation’s effectiveness: the
higher the R-value the greater the
insulating power.

© Consider where additional
electrical outlets would be helpful,
such as on the kitchen counter, on
an outside patio and by stereo
equipment.

¢ If you’re not thinking about a
fireplace now, but are considering
one later, have the masons pour
the footings and do the under-
ground block work.

* Double-check that the builder
is having insulation installed in the
basement. It is often neglected
above the masonry walls, between
the floor joists.

Make sure windows are
double-paned with a_ thermal
break.

® Check where the builder pians
on installing a doorbeil. If you
want one at both the front and
back doors, you should pick out a
chime that sounds different for
each door.
