ZONING BYLAW AMENDMENT

NOTICE is hereby given by the City of North Vancou-
ver, pursuant to Section 957 of the Municipal Act of
British Columbia, that a Public Hearing will be held
on MONDAY, SEPTEMBER 23, 1991 at 7:30 p.m.
in the Council Chamber, City Hall, 141 West 14th
Street, North Vancouver, BC., to receive represen-
tations in connection with the following proposed
amendments io the “Zoning Bylaw, 1967":

BYLAW NO. 6218

To amend the text of the zoning bylaw insofar as it
relates to RS and AT Zones.

The proposed bylaw will respond to concerns rais-
ed at the August 12, 1991 Public Hearing on RT zones
and amends the bylaw presented at that time to
maintain the RT-2 zone. It also presents a similar
series of size, shape and siting regulations for RT-1
duplexes as earlier presented. The new reguiations
will also allow for the processing of “mid-block”
rezoning applications and form a basis for other
duplex rezoning applications. A minor change to new
single-family regulations is also proposed in Bylaw
6218 to exempt from floor area calculations, base-
ment or cellar floor areas in single-family houses built
prior to 1958.

ALL PERSONS who believe that their interest in pro-
perty is affected by the proposed bylaw shall be
afforded a reasonable cpportunity to be heard — in

To rezone Lot 23, Block 144, D.L. 274, Plan 878,
located at 408 East 2nd Street (indicated in hatch-

development of a second single-family unit to the
rear of the site.

The proposed bylaw will regulate tne size, shape and
siting of building and structures; off-street and ac-
accessory olt-street parking requirements; landscap-
ing and maintenance; and the location and screen-
ing of refuse containers. The proposed bylaw makes
provision for variances to allow two principal
buildings on one lot; prohibition of accessory
buildings; steps to protrude 2.75m (9 feet) into the
required front yard setback, and to permit a gazebo
to be located 4.0m (13.1 feet) from the front lot line.

In conjunction with Bylaw No. 6226, it is proposed
that pursuant to Section 11 of the Heritage Conser-
vation Act, Lot 23, Block 144, D.L. 274, Plan 878,
commonly known as the William Dailas Jones
Residence, 408 East 2nd Street, be designated as
a Municipal Heritage Site by “HERITAGE
DESIGNATION BYLAW, 1991, NO. 6227.” If so
designated, the existing building could not be
demolished or altered, nor the lands built on without
the prior approval by Council.
