A8 - Sunday News, January 31, 1982 § Ge mailbox aS Rents today area bargain Balmoral School, 3365 Mahon Ave., North Van. WORD PROCESSING Dear Editor: As a small investor in reaotal accommodation in Lower Lonsdale, I am quite astounded at the mur- murings about “rent strtkes” by tenants. One of the few bargains around these days is rental accommodation, and some tenants are paying only half of what it would cost to finance the suite they oc- cupy. To illustrate impact of increased cost on a typical two-bedroom suite during the past year, I offer the following actual figures. Between December 1980 and December 1981 income from rent went up from $475 to $523 per month. During the same period mortgage costs rose from $405 to $565, maintenance from $67 to $93 and taxes from $40 to$53 per month — a total increase in costs from $512 to $711. In December 1980 (rent income $475, costs $512) the loss on rental was $37 per month. One year later (rent income $523, costs $711) the loss was $188 per month. In both cases, of course, return on equity it investment was nil. This shows that even if apartments are rented by How is tax money SPENT? Dear Editor: Recent protests against high property assessments have focused attention on property taxes. Hopefully, there will be continued public interest and in- volvement in how tax dollars are spent. Public apathy promotes increased taxation and the unrestrained spending of tax dollars. Councils and School Boards are now in the process of finalizing budgets for 1982, mill rates could be set at “what the traffic will bear’. Homeowners should make it their business to find out how the dollars are spent, especially at the local level where direct input is Cerebral palsy donors Dear Editor: Through your pages I wish to express sincere ap preciation to your readers who donated to the United Cerebral Palsy Telethon January 16/17. The proceeds will allow the continuation of much- needed program develop- ment for part of 1982. A key element of this widely ac- cepted service was designed to help more cerebral palsied children benefit directly from internationally recognized treatment techniques. Finally, your readers should be aware that the Canadian Imperial Bank of Commerce has offered to possible. THE HEART FUND Pre-Inventory good tenants, with no ex- traordinary expenses in- curred, and 100% _ oc- cupancy obtains, there is considerable subsidization on rental suites, and no return on equity investment. If rent strikes were declared, hundreds of small investors like myself would sell off their properties in the first favourable market and the supply of rental ac- commodation would shrink rapidly, with devastating effects on the rental market. The simple truth of the matter is that interest rates must come down dramatically, or rents must go up dramatically. R.L.
