HOW TO MAKE BUILDING A SUNDECK OR GARAGE EASY! STEP 1. ASK QUESTIONS! The City Deveiopment Services Department is here to help you. Before you build on your property, ask us about zoning and building bylaws in your area. Generally, zoning bylaws tell you “what and where” you can build. Buiiding bylaws specify “how and out—of-what” to build. The time to ask is before you build, not after the fact. STEP 2. DRAW UP A PLAN. Once you know building regulations you can have drawings made up that comply with the tocal regulations. If restrictions are in place you may be able to have them varied by applying fora DEVELOPMENT VARIANCE PERMIT. Simply ask about that too! STEP 3. GET A PERMIT. Getting a building permit is your best insurance against building “a mistake.” Any registered homeowner can simply bring a site plan and two copies of the drawings into City Hall. There you can fill out an application form for minor works and pay a building [ce. STEP 4. QUICK PICK UP Most minor work permits can be approved quickly. tv's time well spent when you consider the alternatives. If you build without a permit and are found in contraven- tion of local bylaws you could be faced with removal, fines, court and even jail. DID YOU KNOW? The size of your deck and the setback on your lot are regulated. The area of an unattached accessory structure must be less than 600 feet. eAny structure more than 8 feet tall and more than 160 square feet requires a building permit, and that could include gazebos and greenhouses! eAny buiiding structure more than 100 square feet in area must be in the rear 25% of the lot, 4 feet from the rear lot line, 2 feet from an interior lot line, 10 feet from the house and less than 12 feet high. STEP 5. BUILD FOR THE FUTURE. With a permit in hard you can go ahead and build a safe future for yourself, your family and future property owners.
