4 - Friday, April 6, 1990 —- North Shore News Ratepayers call for community plan BUT NORTH LONSDALE GROUP PLEASED WITH RS2 ZONING FOLLOWING the recent North Vancouver District Council decision to rezone the Barker/Plato lands at the top of Prospect Road, North Lonsdale Ratepayers Association president Umeeda Switlo says she is happy the rezoning debate has been resolved, but unhappy that no com- prehensive Official Com- munity Plan (OCP) has been drafted for the area. By BOB MACKIN Jr. Contributing Writer The plan, she says, wonld minimize future development and ultimately protect the local en- vironment. “We are disappointed it took place before a plan was put in place, but we’re happy that it is now zoned RS2,’’ she said.‘‘We know it had to come but it had to come at RS2, because as you go up the mountain, density should decrease.”* Previously the Barker property was zoned RSI, single family resi- dential allowing one house per acre. But now the four-parcel, 4.34 acre property has been rezoned RS2, which permits just over three houses per acre. The one-aczre Plato property was also rezoned RS2. NORTH VANCOUVER DISTRICT COUNCIL A smalfer lot to the south of both properties will remain RS3 (which allows for approximately six houses per acre), but .4 acres to the north of the area will now be designated parkland. Switlo wants the district to devote more of the land to parks in the future. “Although the rezoning to RS2 has a lower impact on area wildlife than RS3 would, we still have one major requirement and that is this area should have a park,’’ she said. ‘*We have only one park in this area (besides the newly designated one) in the area off Rockland. But it’s postage-stamp size, approxi- mately the size of one house lot. With all the mothers and their children in the neighborhood who want to use the park, the terrain is so rough it’s not easy to get there.” Aldermen Ernie Crist and Joan Gadsby, the only two dissenting voices on council in the 4-2 vote to rezone the properties, were com- plimented by Switlo for what she said was their commitment to see- ing a community plan put in place. “Pm very grateful to Gadsby and Crist for supporting the drive for a plan. I would also like to commend Mayor Marilyn Baker for a good resolution to the long, hard fought battle,’ she said. “But we hope they'll go further and enact an OCP which would be studied by private consultants and have an input from owners and residents.” The 1990 Chevrolet Cavalier and Pontiac Sunbird are defining what value means today.
