THE FiRST QUARTER REPORT CARD - “A+ or C- 2”

Well, |am nat prepared to grade this market versus others in Vancouver's Lower Mainiand, but { will provide a few of the more interesting “Trivia type” stats.

The highest sate on the North Shore so far this year? West Vancouver detached home at $3,600,000. The highest listing in W/V/an at present? $8,950,000 - I'll try to

remember to let everyone know when it sells and for how much. Other WiVas tacts - Highest townhome sale $1,090,000 (highest current listing $1,488,000) - apartments

sale $792,000 (highest current fisting $1,980,000).

North Vancouver - detached sale $845,000 (highest list $2,100,000 - 5 over Simm.)
+ apartment sale $407,500 (highest list $599,000)

For the sake of balance, { will also tell you that the lowest detached sales in WA‘an and N/Van were $255,600 and $229,000 respectively. it may also he of interest that

there are 5 detached homes in N/Van lisied at under $250,000.

As a month, March (more “lambish” than “lionish’”!) saw average prices in North Van drop between 1 to 7% (wilh apariments falling the most) while average prices in

W/Van were close to 10% off (these are more erratic as numbers are much lower} Numbers of sales YTD are welt up in N/Van (over 10% in all segments) and ir: WAVan a

similar picture with apartments showing the most significant gain.

So, to sum up, real estate In this neck of the woods is by no means receiving a failing grade - numberswise at feast BUT it will be yet a while before we see prices

stabilizing and longer before the ultimate uptick.
