(lan Smith photo) Aldermen jostle over building densities THIRD TIME proved lucky for Glenan Holdings, which had a proposal to build eight new townhouses at 263 East 11 Street referred to the Advisory Plan- ning Council by a very nervous North Vancou- ver City council Monday night. Aldermen fretted over the increased density the development would bring, but Director of Develop- ment and Licencing Services Frank Morris told them the application had already been turned down by staff three times. Staff risked being accused of obstructionism in looking at the proposal further, he told council. In approving the sub- mission, council was boxed in by its own Official Community Plan, which sets out allowable density for new development. The submission conforms to the plan. . And council was roundly warned by both Morris and Alderman Frank Marcino against changing the rules in the middle of the game. “T can think of no other way of getting into a good lawsuit,” Marcino said. But Alderman Bill Sorenson complained that it was “strange” those op- posing revenue suites, which would create “only four instead of two homes”, would like to see six homes instead. Sorenson has pressed for revenue suites to be allowed in the City, claiming they would allow more affordable housing.. The development will ‘create two two-bedroom and six three-bedroom units on two lots, falling within the range of 16-30 units per acre in a comprehensive zone. The land is presently zoned RT-I. The matter provides new grist for the mill for those aldermen wanting to take another look at the com- munity plan. A review has been planned for the near future after aldermen passed projects all winter whose density worried them.
