Housing selection improved - CMHC

THE AVERAGE renter
looking to buy a home has a
wider selection of affordable
resale housing (o choose
from now as compared to
six months ago, according
to an article in Canada
Mortgage and Housing
Corporation’s (CMHC) Ca-
nadian Housing Market
report.

“The selection of housing
available to first-time
buyers has increased because
household incomes have in-
creased slightly and mort-
gage rates have remained
relatively low over the last
six months,’ said Greg
Goy, CMHC’'s manager of
local marke? analysis.

While choice has improv-
ed in most areas, the range
of supply and type of dwell-
ings available differ

dramatically across the
country. In the more expen-
sive markets, like Van-
couver, Toronto and Vic-
toria, first-time buyer
choice is often confined to
older homes and_ higher
density forms of housing.

Renter households in St.
John’s, Saskatoon, Win-
nipeg and Chicoutimi have
the widest choice in Canada
and can usually afford a
single detached home.

The most recent edition
of Canada Housing Market
also features CMHC’s local
housing market forecasts for
1993. Goy indicated that the
recovery in Canada’s local
housing market is expected
to gain momentum next

year.

of 26 major markets are
forecast to have both higher
starts and resales.

Another article in Cana-
dian Housing Market
highlights the findings of a
new Statistics Canada report
entitled ‘‘Residential Mobil-
ity of Canadians.”® The fin-
dings indicate that Canada
is a nation of movers — in
1989 alone, about 18% of
adults changed ‘their resi-
dence.

Goy pointed out that the
number one motivation { ir
people moving was to
change their housing situa-
tion — two out of three
moves occurred due to the
purchase of a home, a move
to a larger home, or to a
better neighborhood.
