Think of location when

buying a summer cottage

BUYING A cottage is not
cheap — even if the price
seems modest enough.

Remember, you will need
to maintain and upgrade the
property. The purchase price
is just the first step, not the
last.

In buying a cottage for an
investment, there are two
ways you gain — renting it
out when you don’t use it
and reselling it later for a
capital gain.

Like houses, location is
everything with cottages.

First, is it on the water-
front? The premium is worth
it because the ccttage will
increase in value faster over
time.

Second, how’s the access?
The closer to a major city
the better. It means a shorter
commuting time and less
money for gas.

Third, can it be used 21}
year round? People prefer
access 12 months a year.

For example, can the
property be used in the
winter for skiing and

snowmobiling?

So, don’t just buy the
cheapest property at this
time of year. Ask yourself
why is it cheap? Is it because
no one wants it? Or, is it
because no one has seen the
potential and that it is only a
matter of time until the area
is discovered?

As arule, it is far casier to
make money invesiing in
areas that are already ac-
cepted than it is to guess
where the next ‘‘in’’ area
will be.
