ype 56 — Friday, April 28, 1989 - North Shore News REAL ESTATE First quarter sales top previous record THE NUMBER of residen- tial sales through the Multi- ple Listing Service of the Real Estate Board of Greater Vancouver in the first quarter this year is 55 per cent ahead of the same period last year. A total of 10,223 residen- tial units have been sold to date in 1989, compared to 6,572 in the comparable period of 1988. Vancouver City sales out paced all other Greater Van- couver areas, with 1,40! units sold on Vancouver’s east side, comprised of 1,241 single family dwellings and 160 condominium units, and Vancouver’s west side top- ped that with total sales of 1,484 residential units made up of 894 detached homes and 590 condominiums. Median sale prices have registered varying increases, in most cases a reflection of the higher-end housing that is a result of last year’s new-construction boom in all areas of Greater Van- couver. Detached houses on Vanccouver’s east side sold between $57,600 at the low end, and $343,000 at the top end of the sales range last year, with a median, or middle, price of $127,000. The most active area was Burnaby, with single family sales of 729 and 285 con- dominium saies, totaling 1,014 units, compared to last year’s 427 detached and 212 condominiums, or 639 sales. North Vancouver’s i989 sales so far total 943, one third — or 319 —- of these condominiums, compared to last year’s total of 733 units, 262 of which were con- dominium properties. Coguitiam sales rose io 669 for all units, compared to last year’s 433, and Maple Ridge/Pitt Meadows total sales of 315 units in the same quarter of 1988. South Delta residential sales went from last year’s 217 to 350 this quarter, and New Westminster is up from Iast year’s 170 units to 313 sales this year. Port Moody sales total 109 so far this year, com- pared to only 65 in the first quarter last year. In releasing the Quarterly Statistical Report of the Multiple Listing Service, Board President Brian Calder says that a review of sales by price category shows 4,195 sales were under $150,000; 3,663 sold between $150,000 and $250,000 and only 2,475 of all sales were above $250,000. Of those, 410 properties sold over the $500,000 price bracket, which has had the effect of distorting the simplistic average calculations up- wards, An unusually high number of listings in the past month has increased the inventory of available housing to over 11,000 units, compared to only 6,000 available at the end of February.
