A new series of booklets published by Canada Mortgage and Hous- ing Corporation is intended to help the small builder and individual-lot buyer recognize site problems before buying. The Problem Lands Series consists of four booklets: Conditions to Avoid, 1. West End Building in a_ Flood-Risk Area, Building on Clay and Building on Peat. All of them discuss the various problems that may occur at prospective building sites. Development sites for large-scale building projects are studied by experts employed by developers. The small builder who buys pockews of land for three or four houses and the in- dividual buyer who buys a single lot for a dream home may not have this expertise available to them. ‘‘Buyer beware is still the rule for Canadian consumers.’’ ‘*Buyer beware’”’ is still the rule of the market in Canada, and sellers may not be anx- tous to talk about proposed new power lines, poor drink- ing water or old mine shafts that dot the property they have for sale. Clay and peat soils, found in many parts of Canada, can settle and slide under the weight of a house, causing serious and expensive damage. And, of course, the annual spring runoffs in many parts of Canada pose a serious threat to homes built along the edge of rivers. The Problem Lands booklets are not definitive texts about building on these difficult sites. What they do is advise prospective buyers what to look for and what to avoid when buying a lot for a new home. Each describes special conditions that may make building difficult’ or expensive. The booklets also offer ad- vice On preparing sites, choosing suitable founda- tions for various soil condi- uons, and using construction methods that will guard against such things as flooding.
