48 - Friday, November 11, 1988 — North Shore News ACCORDING TO COMPANY EXECUTIVE Real estate markets to prosper in 1989 CANADA’S REAL estate markets are primed for growth in 1989, says George J. Cormack, President and Chief Executive Officer, Royal LePage Limited. While the reasons for this positioning are varied, Cor- mack says the key positives include: Canada’s healthy economy; indigenous na- tional strengths; the impact of the Free Trade Agree- ment; and increasing levels of international investment. In addition to encouraging a strong cycle of business capital spending, these strengths will help to stabilize consumer con- fidence and enhance investor demand. The culmination of these positives will be healthy demand for Cana- dian real estate in 1989, notes Cormack, He is a featured author in the 1989 Royal LePage Market Survey, a com- prehensive analysis and forecast of the Canadian res- idential and commercial real estate markets. “Canada’s vibrani resi- dential and commercial real estate markets reflect a na- tional economy of substance, one that en- courages growth, confidence and a positive view of the future,”’ stresses Cormack. To illustrate Canada’s strength within the global environment, Cormack points 10 a forecast by Royal Trust, a sister company within the Trilon Group, which indicates a 6.5 per cent gain in real business capital spending in 1989. This will prove to be the na- tion’s primary engine of growth in 1989, supported by continued, albeit moderating, growth in the consumer sector. While this rate of growth will be one of the strongest in the world in 1989, Cor- mack believes it will not have a significant infla- tionary ‘mpact on the economy. “The expected scenario for interest rates is that they likely will experience only modest increases in the foreseeable future, with some possibility that rates will ease in 1989,°’ said Cormack. DEMAND INCREASE Adding further impetus to growth in the Canadian economy is the impending Canada-United States Free Trade Agreement, notes Cormack. He points to a Royal LePage study of the implications of the Free Trade Agreement which in- dicates that demand for Ca- nadian real estate increasing- ly will be sourced from: e U.S. businesses which seek to establish operations in Canada and U.S. investors who perceive a positive im- Pact on property values as a result of this additional in- terest. * Canadian operations, which need to rmeet expand- ed requirements in a larger market area. © International investors who seek access to the more accessible North American market and who are at- tracted by our undervalued real estate prices, in world terms, and the depreciation of the Canadian dollar against overseas currencies.
