B20 - Friday, October 19, 1984 - North Shore News Market Report NORTH SHORE Prices are down says REB report HOUSING PRICES on the North Shore con- tinued their downward trend through the summer months according to figures released this week by the Real Estate Board of Greater Vancouver. The statisucs are contain. ed in the REB’s quarterly report on residential sales which looks at the period be- tween July | and September 30. Comparative figures from the same period a year ago show that the number ot units sold has also dropped. The report compares hous- ing prices by breaking the market into four. price groups and striking a median selling price for each group. In North Vancouver, ac- cording to the report, 255 units were sold this summer, down from 300 a year ago. Those in the lowest price range sold at a median price of $92,500, down from $100,000 in 1983. All other municipalities in the Greater Vancouver area recorded similar differences in house prices with the ex- cepuion of Burnaby and the western area of Vancouver. In both cases the change was most noticeable at the high end of the price scale. The downward trend con- tinued in the residential con- dominium market as well with 73 units sold in North Vancouver, down from 97 the vear before, and 26 units sold ino West Vancorver, again down from 32 in 1983 Real estate industry ex- perts had expected a slight downward pressure on prices through the summer with the high interest rates through the early month and the traditional fall-off of de- mand for new houses during the lazy days of summer The demand 1s expected to increase this fall and into next year as a number ot housing projects now under construction are completed and if stable interest) rates continue With that demand = will come a gradual rise in hous- ing prices, but experts are not expecting the runaway inflation of costs that hit in the late 1970s and early 1980s, predicting instead that prices have reached a plateau and that the market will grow in at a slower, but steady, pace.
