High-density growth ‘sensible’ for N. Shore Dear Editor: The June 23 front page story regarding the Citizens Action Group cf Lower Lonsdale has provoked me into action. Yes, we are all concerned about our neighborhoods and the resulting quality of life we enjoy. Unfortu- nately, “development is okay until I get a piece of paradise, then all further devetopment should stop”’ is the sentimerit that is lauded tco often. We can be certain that urban growth, especially now that we are a ‘world class’ city, is inevitable, So the rcal question is: how can I see to it that my taxes are spent sensibly to support the standards { want and how can I ensure that the inevitable urban growth oc- curs in a manner commensurate with my life goals? When we look at the overail planning picture of Greater Vancouver and the Fraser Valley, our analysis shows several things. Clearly it is amoral to urbanize the farm land on the flood plain in Richmond. But that is just what we are doing. ‘his must stop, and will stop the rext time a 200-year level flood de- scends or the soft silt is turned to mush by the ex- pected earthquake. But what of the long term, the future of our city in the 2Ist century? What will Greater Vancouver be like when we are dead and gone? The sensible place for high-density urban growth is the North Shore area. The third, fourth and fifth crossings (Manhattan has eight, already) will enable a twin Vancouver city centre to grow up. The vision I have is an urbanization of the character and density of Hong Kong. Imagine the North Shore, seen from Vancouver as a totally urbanized mass. I see this happening before 2050. I hope this vision scares you. It scares me. This is just what we will get through the process of urbanization by protest. We fight it out neighborhood by neighborhood and eventually lose to the inevitable economic pressures. This creates the piece by piece growth through con- stantly changing zones by successive councils that we have come to accept as normal! urban growth. Look at how North Vancouver has grown and changed in the past 25 years. What about the next 75? What is needed is a comprehensive tri-municipal 50 to 75-year North Shore Development Plan. The weople who live here in houses, townhouses and highrises are losing their views. The only people who benefit are not the people who live here, but the developers and merchants, and a lot of them don’t live in the City of North Vancowve: ~ You say careful siting of highrises will allow a mixture of highrises and low-income earners to live here in a neighborhood by keeping rental cost down. The developers build where they can get the property, and we have to sit back arid watch.
