Greer said the commercial space finished in the first phase will lease for $11.50 to $13.50 per square foot. Space finished in the second phase is closer to Delbrook Street and will cost up to $19.50 per square foot. Spaces will range in size from 500 to 3,000 square feet. The mali will not have a food floor, Greer said, because it would . take up too much space and limit the variety of stores. The mall is designed for speciality shops and they should be complementary to one another, Greer said. He said several businesses have shown interest in the new development, but that owners are selective in their choices. Greer said the mall will likely feature a baker, hardware store, a delicates- sen and a few restaurants. A second floor of 10,000 square feet is office space. Project architect Oberto Oberti said this is the weaker part of the project, because of the market saturation of office space. He said the space could easily be adapted to a restaurant or bedrooms for the apartments on the third floor. But Greer expects a demand because there is a lack of office space in the immediate area. He said 3,000 square feet have been leased and prices are $11 per square foot. He said some dentists are interested. ‘‘There are people who don’t wish to work at home, but neither do they want to go downtown,’ he said, adding that working near home is convenient and altows for more family time. The south side of the complex will have a third Moor with 12 suites totalling 9,000 square feet. Greer said the building will be only slightly higher than the present two-storey Block Brothers building because of the natural drop in the mountain slope. Greer said the suites will be one and two bedrooms or two bedroom and den suites. The suites will have a city view and rents have not been determined yet. The complex will have 93 underground and 34 street level parking spaces. Oberti said the mall was design- ed to please the neighborhood and that 1% years were spent on get- ting neighborhood support. Oberti said the neighborhood is ‘quite affluent’’ and ‘‘could easily spring the money’? to make the mall a success. ‘Hopefully the public sees it as a place to spend their dollar,”’ he added. Greer believes the neighborhood can easily sustain the bigger mall. He said that Delbrook Street is also a funnel street and that the mal] could be an attraction for passers-by. Oberti. said the present mall looks rundown, ‘‘The shops are not representing any attraction, but the new mall wiil have plenty,” he said. Completion of the mall is scheduled for March 1988.
