“The feverish pace of 15
to 20 months ago has gone
out of the market,” McNeal
contends. “The properties
that are moving now, are
those that are well-priced
for their local market.
Properties that are priced
above market value, because

the seller wants to recoup
renovation or decorating
costs that were incurred for
personal use and pleasure at
the time, may not attract the
buyers the seller is hoping
for.”

McNeal adds: “A good
guide to pricing is the com-
parative market analysis
(CMA) realtors prepare for
their sellers. This gives the
recent selling prices of com-
parable homes in the seller's
area, Using that guide, and
taking into consideration the
features unique to the sell-
er’s property, the seller and
the realtor can come to the

probable market price. That
price may not include the
$75 per roll wallpaper in the
dining room, but it will
reflect the property's total
worth on the market.”

McNeal cautions that the
selling prices shown here
are based on monthly aver-
ages and can be skewed by
the types and prices of the
propertics that sold during
the month. “The average
prices can be used as a
guide,” McNeal says, “but a
realtor, using the CMA, can
give sellers and buyers the
most accurate local market
price.”
