REAL ESTATE LOWER MAINLAND Affordabl are still avai HOUSE PRICE increases have moderated in recent months in most major Ca- nadian centres, according to a survey released recently by Royal LePage. “Although prices have continued to rise in most centres since last Fall,’’ says Ozzie Jurock, president, Royal LePage Residential Real Estate Services, ‘‘the rate of increase has slowed considerably compared to earlier in the year." However, based on strong market activity in the first half of 1987, house prices in many areas are now con- siderably higher than they were a year ago. Not accor- ding to Royal LePage statistics, FIRST-TIME BUYERS “Our research shows that, first-time buyers accounted for 36 per cent of all homes puchased in Canada in 1987," says Jurock. ‘‘In Vancouver, people buying their first homes represented one-third of all home sales. “This is not to say that buying a first home is a quick and easy process. A house still represents the largest’ investment most people make. But, in relative terms, buying a home is not significantly harder now that it was 30 years ago. “House prices have risen in recent years, but so have incomes,’’ says Jurock. “There has also been a large increase in the number of two-income families in re- cent years. More than ever before, many women prefer a lifestyle that includes a ca- reer, which allows them to contribute to family in- come.” Jurock made his com- ments in an article in the January, 1988 issue of the Royal LePage Survey of Canadian House Prices. . According to Jerry Jackman, senior vice-presi- ‘dent and divisional general manager for Royal LePage Residential Real Estate Ser- vices in British Columbia, “potential first-time buyers should not confuse: the published average or median selling price of homes with the true cost of buying a home. e hoi lable “The average price in any area is not the price first- time buyers have to pay,’’ Jackman says. ‘In’ every community, there are many styles of housing and many areas that are priced well below the average price. PRICED LOW “In Vancouver, the average price is currently over $130,000,"" Jackman points out. “But a three- bedroom bungalow in Port Coquitlam is priced at under $100,000. A standard con- dominium apartment with two bedrooms in North Vancouver is currently available for $75,000, while a standard townhouse in Burnaby can be purchased for $78,000." “When it comes to pur- chasing a home, the equa- tion hasn't really changed that much over the years,”’ says Jackman. ‘Buying 2 home represents a large fi- nancial commitment, but it is well worthwhile.
