NORTH SHORE REAL ESTATE UPDATE - ¥ ‘$9 - BUYERS MAKING DECISIONS, PRICES FIRMING.
Arsuong the questions frequently asked of Real Estate professionals are “when is the best time of the year to sell?” and its corollary “ ‘when best
to buy?” I'm serry to disappcint but I'm not going to deal with this here, except to say that the best time to (seil/buy) is when there is (high/low)
demand and (low/high) supply. I hope this is not too cryptic, but, I guess the main point I'm trying to make is that the monthly calendar is far
less important than the motivation of the buyers and sellers. These motivations are driven more by scial and economic factors and far less so
by the sun, snow and blooming gardens. I] attempt to climinate any possible seasonal differences by cotaparing year over year figures and not
only “this month versus last”. .

In North Van all June statistics are up. Nuraber of sales (228) ‘99 vs (156) ‘98 - May ‘99 (202). All average prices are likewise up over last, year,
detached 3.5%, attached 2.2% and apartments 1.2%. The most significant change is that more than twice as many apartments sold this June than
last June (76 vs 37) and 54 in May ‘99.

West Van sales in June riva! those of May but are up a significant 38% (83 vs 69) over last May. Average prices apnear to be firming but remember
my concerns over averages on smaller numbers of sales. Once again inventory year over year has dropped (616 vs 721) - a healthy sign for sellers.
As we head into Summer (7) the feeling is a little more positive overall for sellers but not “panic stations” for buyers. Buyers, however, should
keep an eye on mortgage rates and pin down those pre-approvals.
