The next step in the contracting
process is to carefully evaluate
each estimate, keeping in mind
that you often get exactly what you
pay for and the lowest bid is not
necessarily the best. Consider the
quality of service and materials of-
fered by the contractors and their
ability to complete the work and
how and when you want it done.

AS an added precaution, you can
ask the contractors for names of
people for whom they have com-
pleted similar work. By contacting
these references, you can get an
idea of the quality of work, level
of service and reliability of each
contractor.

If more than one contractor ap-
pears capable of providing the re-
quired services, choose the lowest
bidder. Contact the successful con-
tractor and ask for a prepared
written contract incorporating all
the details of the estimate.

A clause should be included
outlining the level of liability in-
surance carried by the contractor
to protect you from legal action if
an injury occurs on your property
while the work is in progress.

A detailed outline of responsibil-
ity for incidental damage, clean-up
and corrective action for problems
caused by the work should also be
included,

Read the contract carefully, in-
cluding the fine print, and ensure
that you agree to all the terms and
conditions. If you have any ques-
tions or concerns, discuss them
with the contractor and have ad-
justments made to your satisfac-
tion before you sign the contract.

especially those that relate to cost,
