At a public hearing Mon- day, many Dufferin Ave. residents said the plans for the development, put for- ward by Downs/Archam- bault, architects for owners Cressey Developments, are commendable. But residents say they are concerned they’ll lose the country lane atmosphere of Duffering Ave. when the ex- pected stream of trucks and heavy equipment arrives on the scene. A couple of owners even said they’d purchased land in the area under the assump- tion the land-adjacent to their property -could never be developed. In an attempt to answer some of the fears expressed, Barry Downs, of Downs/Ar- chambault, said, ‘“We expect to be on board to completion of the project. As to con- struction time it’s hard to say. We expect housing needs to change within the next two years but we can’t give any firm answer as to when this project will be completed.”’ Downs added, ‘‘We feel the plans presented tonight minimize disruption of Duf- ferin Ave. We feel the two ac- cess roads off Dufferin into the development achieve this.’’ Originally, Downs said, the plans called for many more access roads off Dufferin. In response to the concern about trucks up and down Dufferin during construction Don Walker, Director of Operation for West Van said, **l see no need to invoke a ban of trucks on Dufferin During the construction phase of the development.
