According to the Royal LePage Survey of Canadian House Prices released recently, the price of most categories of resale housing has increased in the five to 10 per cent range in the past year, “‘Most communities in the province are experiencing a balanced market, with a good supply of homes listed for sale and steady demand from buyers,’’ said Ozzie Jurock, vice president and divisional general manager for Royal LePage residential real estate services in Van- couver. “With stable interest rates and generally favorable economic conditions in B.C., the price of homes has been increasing at a healthy rate,’’ he said. Although conceding there is some uncertainty about factors like the post-Expo climate and the threat of U.S. Jumber tariffs, Jurock notes these concerns have had little impact to date on the resi- dential housing market. Jurock’s comments coin- cided with the release of the October issue of the Survey of Canadian House Prices. Tae quarterly, cross-Canada study tracks the estimated selling price of six categories of housing in over 170 communities from coast to coast. VALUES COMPARED The Royal LePage survey is designed not only to track house price trends, but also to compare the value of sim- ilar homes in different communities across the country. For example, in the Greater Vancouver area, the price of the three bedroom detached bungalow defined by the Royal LePage survey has increased anywhere from 4.3 per cent in Richmond to 10 per cent in Kerrisdale. The bungalow category of homes in Richmond is estimated at $125,000, com- pared to $220,000 in Ker- risdale for an_ identical home. Condominiums, which now account for close to 15 per cent of all residential resale units sold in Van- couver, have been increasing in value as fast or faster than detached properties. For ex- ample, an executive detached two-storey home in Burnaby has increased 5.2 per cent in the past year to $160,000, while a standard con- dominium apartment with two bedrooms in the same area is up 5.4 per cent to $58,000. In Surrey, the larg- est price increase in the past year in the six categories of housing tracked by the Royal LePage survey was recorded by standard con- dominium apartments, which rose just over 20 per cent to $51,000. In North Vancouver the standard two-storey catego- ry, typical of homes in more established areas, rose 8.3 per cent to $130,000, the same increase and the same price as a detached bungalow. The executive detached two-storey home in North Vancouver is up 3.2 per cent to $160,000. EXPO IMPACT The end of Expo appears to have had little impact on residential real estate in the Vancouver area. House price trends over the past three months show little change from the pattern of the past year. Outside Vancouver, there has been a wider variation in changes in housing values.
