Year-end figures show stability

GREATER VAN-
COUVER’S 1991 housing
market performed satisfac-
torily for both buyers and
sellers, according to year-
end figures from the Multi-
ple Listing Service (MLS) of
the Real Estate Board of
Greater Vancouver.

Until the end of October,
it appeared likely that the
8,000 board members would
experience ancther record
year, eclipsing historic highs
achieved in 1989, Slowing
sales in the last two months
of the year, however,
resuited in 33,914 residential
sales, just 5% less than the
35,458 saies of 1989, but a

soaring 61% higher than the
21,094 sold in 1990.

Total value of residential
real estate transactions
through the beard’s MLS in
1991 was $7.5 billion, 57%
higher than 1990’s $4.8
billion. Year-end figures
show that most active sales
areas last year were Co-
quitlam, Richmond, Van-
couver’s east side and Maple
Ridge/Pitt Meadows.

Board President
Rosemary Barnes says that
while most local properties
did appreciate in varying
amounts during the past
year, the double-digit per-
centage increases quoted in

some national news reports
have not been experienced.

The overall simplistic
average price of residential
housing sold through MLS
in Greater Vancouver actu-
ally shows a 1% decline,
from $226,385 in 1990 to
$221,874 in 1991.

The first working deys of
1992 have begun on an op-
timistic note. Further
declines in mortgage rates
announced late last week
nave already had an impact
on activity, says Barnes, as
her colleagues in all areas
report increasing customer
enquiries and Open house
viewings .
