SYN a 4 ~ Friday, February 10, 1989 - North Shore News Seniors’ housing debated at NVD Council meeting DESPITE AN increasing number of older adults in the District of North Van- couver, the potential for lower cost seniors’ single- family housing appears limited at present. By MARTIN MILLERCHIP Contributing Writer A report by special project planner Krysha Derbyshire on the subject of seniors’ nousing, pres- ented to council Monday, con- cludes that ‘‘detached houses on small lots for seniors are obviously not an economic proposition cur- rently.’’ The report was requested by council in response to letters from seniors asking that the municipali- ty make provision for older adults’ housing, which would be small detached or semi-detached units on small lots or within small projects. Examples quoted in the letters were Crown Point Villas in Ab- dotsford, where detached housing ata density of eight units an acre with a communal entertainment centre were sold from $79,500 for a 1,364 sq. ft. unit, and Windermere in Indian River, where !,778 sq. ft. townhouses at a density of 72 units an acre sold from $159,900. Council was asked whether simi- lar types of development could be made available in the western part of the district close to public transportation and shopping. Derbyshire told council in her repost that the ‘District has no powc’s to require or restrict that residents in specific zones be in specific age groups, thus there is no ability to zone, as such, for older adults.” The report went on io point cut that sites for redevelopment seldom become available in the western part of the district, and that even if they do, single-family housing is not normally economic for the developer. Ald. Joan Gadsby said the district had ‘‘an obligation to pro- vide for long tenured residents who DavidGowmon, C1.U. Cunen) tax law allows you io transter from one RRSP. to another. fax tree. Ald. Ernie Crist agreed with the sentiment but not with the propos- ed action. ‘I don’t think we need any additional staff reports to tell us that there is some need for senior citizens’ housing.
