(REBGY) MLS were down in
December compared with the
same month fast year. but average
prices for detached and attached
homes continued to vise over
1993 averages.

The sluggish real estate mar-
ket towards the end of 1994
pulled overall sales for the yeur
down below those realized in
1993 despite a bullish start early
in 1994,

The average — residential
(detached, attached and apart-
ments) prices in December 1994
increased more than. 12% to
$307,389 from $271,010 in
December 1993, but the number
of sales declined almost 29%. to
1551 in 1994 from 2,177 in
December 1993. The figures for
the year-to-date are better due to a
strong showing early in 1994. In
1994, a total of 30,023 homes
were sold through MLS indicat-
ing a decline of 3.5% trom the
1993 total of 31.150.

There were 850 detached
home sales recorded through
MLS in December down 22%
from the [.093 detached home
sales in the last month of 1993.
The average price of detached
homes rose to $410,859 aun
increase of 13% over prices paid
for detached in December 1993.
